Looking for Multifamily Construction Sales Representative

Office is in Marietta, Ga

Must have 5-20 years experience

Must bring book of business

Will cover 7-10 states in the southeast

JOB DESCRIPTION

Summary:

Will be responsible for estimating and selling of all construction projects by generating and cultivating relationships with key accounts.

Must have a good understanding of all aspects of construction.

Will be responsible for maintaining production of all awarded projects by working with Project Managers, establishing relationships with the various subcontractor crews and appropriately manning the projects in order to meet completion deadlines.

Must have a good understanding of all construction practices including plans, specifications and safety as it applies to multifamily housing.

A team player willing to go the extra mile for the customer, and his fellow work partners.

Qualifications:

1. A proven successful track record of selling capital improvement projects in the multifamily industry.

2. Must be skilled in reading structural and architectural plans and estimating projects.

3. Qualified as a Project Manager.

4. Minimum of 5 years successful experience in commercial and Multifamily Construction.

5. Successfully demonstrates good communication skills with crews. Bilingual a plus. 6. Good negotiating and leadership skills.

7. Ability to make decisions.

8. Ability to motivate others and him/her self.

9. Organizational skills. (set priorities, follow up)

10.Ability to anticipate problems and recommend corrective action plans.

11.Competent in the Microsoft office suite (Excel, Word, Outlook) Computer skills.

12.Ability to maintain a job budget and report results to management.

13.Travel required.

14.Must have valid driver's license, insurance and a reliable vehicle.

Functional Responsibilities:

1. Sales:

A) Establish, build and grow relationships with key accounts.

B) Bid projects as requested by key accounts.

C) Meet sales goals established by Partners.

D) Represent the company in a professional manner consistent with our corporate culture.

2. Manpower development:

A) Hires subcontractor base and develops field personnel.

B) Operates within company policy and guidelines.

C) Understands and implements company safety practices to comply with corporate, OSHA, and other governing agencies to ensure a safe work environment for all company employees, contractors, customers, other agencies, and members of the public.

3. Job scheduling:

A) Work closely with Project Managers to maintain job folders.

B) Pre-Construction planning including establishing project cost estimates, soliciting quotes from sub-contractors and material suppliers.

C) Establish scope of work for subcontractors.

D) Establishes materials requirements.

E) Approves field payroll and all material invoices.

F) Manages job through successful and profitable completion within the job budget.

4. Payment:

A) Administers all construction documents, submittals, transmittals, punch lists and other close out documents.

B) Establishes pricing and specifications of change orders.

C) Submit all invoicing into the AS admin. per our contractual agreements with the customer

5. Job safety:

A) Works closely with Project Managers to assure all Subs adhere to safety guidelines.

B) Assures each job is planned to minimize risk.

6. Quality/Productivity:

A) Demonstrates a knowledge of product and job specifications.

B) Understanding of performance standards established for each job.

C) Works closely with Project Managers to assure each job progresses according to plan.

D) Maintains a positive working relationship with the customers.

E) Improves quality by suggesting profitable change orders.

F) Participates in weekly job meeting.

7. Other related duties as required (Management reserves the right to add duties at any time) Key Evaluation Criteria:

• Sales and GP Goals.

• 100% customer satisfaction.

• Maintain jobs within budget and to the highest quality standards possible.

• Documentation and Planning – accurate; complete; timely and provides suggestions where improvement is necessary. Maintains accurate communication and reporting to Partners.

• Salary and commission based on experience.
