- This position is responsible for the daily operation of the communities of Bella Trae under the supervision of the Lead Maintenance Technician and a designated Manager.
- This position is charged with maintaining the highest level of quality in terms of the property’s appearance as well as the performance of preventative maintenance for all communities at Bella Trae. This position will ensure their own personal safety as well as the safety of others while performing all job duties.
- The Maintenance Technician is jointly responsible for maintaining an exceptional working relationship with the Lead Maintenance Technician, the Bella Trae Management Team, and the rest of the Bella Trae Maintenance Team. The Maintenance Technician will communicate daily, any concerns or needs that they or the community may have.
- The Maintenance Technician must foster and maintain positive working relationships with all other Bella Trae Association employees.
- The Maintenance Technician will act professionally and foster professional working relationships with all residents.
- Comply with all Sentry Management policies and stay current with all company mandated training.
- Inspect all common areas and ensure that all areas are clean and well maintained to established standards.
- Complete all assigned work orders in a timely manner
- Assist the Bella Trae Management Team with discussions, negotiations and execution of projects with maintenance contractors as directed.
- Maintain mail kiosks by emptying trash can(s), dusting/cleaning the structure and sweeping as needed.
- Inspect and replace burned out lights on building entrances, in hallways, mail kiosk and over garages and communicate to the Lead Maintenance Technician.
- Safely remove/clean wasp nests, cobwebs, and other debris from building exteriors.
- Inspect and clean dumpsters and enclosures and report any concerns.
- Call vendors for routine pickup as needed after consulting with the Lead Maintenance Technician.
- Inspect and clean common areas (remove litter, branches, trash, debris, etc.)
- from roadways, sidewalks, parking lots and other common areas
- Clean, organize and maintain all association equipment including golf cart(s)
- Observe and report any landscape concerns to the Bella Trae Management Team.
- This may include dry patches, broken sprinklers, distressed/dead bushes or grass, etc.
- Assist the Bella Trae Management Team in communication with residents by posting notices and removing old notices.
- Assist the Bella Trae Management Team with the replacement of mailbox locks as directed via workorder.
- Maintain Pet Waste Stations; empty and clean as well as replenish supplies in dispensers
- Touch up paint front on front doors or other areas as requested via work order.
- Pressure- wash sidewalks, driveways and pavers as needed.
- Perform basic irrigation repairs.
- Perform routine property inspections and report to the Lead Maintenance Technician on findings of ponds, fountains, gates, walls, fencing and streetlights.
- Clean and sanitize handrails and buttons of elevators and clean elevator thresholds regularly.
- Notify the Bella Trae Management Team and document any rules violations such as, trash in common areas, decorations in commons areas, hoses not in hose containers, parking on streets, etc.
- Inspect gutters and clear out debris as needed, where safely permissible.
- Ensure all required supplies are available including maintenance supplies, cleaning supplies, lightbulbs, etc.
- Notify Lead Maintenance Technician of any needed supplies in a timely manner.
- Accurately document deficiencies, incidents, damages, or hazards and submit incident reports, work order and/or photos as directed by the Lead Maintenance Technician.
- Work cooperatively with all other Association employees, and assist in team projects as needed at the direction of the Lead Maintenance Technician and the Bella Trae Management Team.
- Complete additional duties as assigned by the Lead Maintenance Technician and the Bella Trae Management Team
- Maintain a flexible schedule.
- Occasional weekends or on-call may be required.
- Maintenance experience in an Apartment, Condominium or Hotel environment is desirable but not required.
- Have or be willing to obtain licensing and or credentials in the area of electrical, plumbing and/or carpentry (optional)
- Be able to demonstrate the ability to understand financial goals, operate assets in owner’s best interest in accordance with Sentry Managements Policies and Procedures Manual.
- Proficiency in the English language in both written and oral capacities.
- High School degree or equivalent
- Maintain a current Florida Driver’s License and Insurance as required by the Management Company
- Ability to safely lift 50 lbs.
- Ability to work outside in hot, cold or wet weather.

- Pay: $17.00 - $20.00 per hour
