WHAT IS THE ROLE?

Tricap Residential Group seeks to hire a Service Supervisor to join our portfolio who is focused on safety, accountability, and quality. Service Supervisors lead their team at their properties. They provide maintenance support for their team and their properties; including work orders, make-readies, placing supply orders with our business partners, ensure quality move-in units, quality work, and timely service response to our residents. Making sure our residents receive exceptional service from our team is a priority for us. SERVICE SUPERVISOR JOB RESPONSIBILITIES:

• Supervise the service team by efficiently monitoring, prioritizing, and communicating maintenance assignments; such as expediting emergencies, and monitoring workloads to ensure tasks are completed timely and up to quality standards.
• Train, develop, mentor, and lead the community's service staff.
• Assist Engagement Manager in recruiting and interviewing potential new Service team members.
• Participate in completing service requests on time and to quality standards including repairing and replacing appliances, plumbing systems, air conditioning, heating, and electrical systems, etc.
• Manage the make-ready process by walking vacant apartments after move-out to determine make-ready needs, communicating with business partners (if needed) and monitoring progress, ensuring that all repairs and replacements are completed, and notifying the Property Manager when the make-ready process is complete.
• Manage and assist with curb appeal upkeep.
• Manage inventory and ordering of supplies.
• Monitor monthly service budget and manage service expenses properly according to property business plan and actively seek to minimize expenses.
• Provides excellent customer service and maintains a professional manner, courteous attitude when dealing with residents, coworkers, and the general public.
• Work with, develop, maintain, source, and manage business partner relationships.
• Coordinate, schedule and perform preventative maintenance program.
• Routinely inspect community including safety audits such as grounds, building, apartments, common areas, storage areas, garages, shops, fire alarms, boilers, and sprinkler systems.
• Provide input to Engagement Manager regarding employee performance, feedback from residents, corrective management, etc.
• Ensure all of Tricap's service policies and procedures are implemented and enforced within the given portfolio.

SERVICE SUPERVISOR QUALIFICATIONS/SKILLS:

• 2+ years of experience as a Maintenance Supervisor, preferred
• 3+ years of experience in multi-family maintenance field, preferred
• 3+ years of leading people/teams
• Must be able to troubleshoot and repair HVAC equipment, plumbing systems, electronic systems, all major appliances, pool equipment and other systems in community
• Must be able to perform tile work, carpentry repairs, and all facets of the apartment make-ready process
• Must be able to accommodate Tricap's on-call requirements
• HVAC, EPA, and CPO Certifications preferred
• Must have basic tools and keep safe and neat work habits
• Knowledge of OSHA requirements
• Capacity to manage various projects and work to tight deadlines
• Outstanding written and verbal communication skills
