Keyrenter Property Management is looking for a Leasing Agent to join our South Austin-based team! Our property management business is growing significantly and we are excited to add a new team member to help extend our industry-leading services to our expanding property portfolio.

[Core Objectives]

The Leasing Agent maximizes the number of leased properties within their assigned portfolio by facilitating optimum marketing performance and successfully converting qualified applicants into residents while providing an exceptional level of service to our clients and customers. This is accomplished by effectively working with investor clients to onboard into our process, listing homes for rent, scheduling new tenant move-ins, overseeing application screening, managing customer service for all prospects, applicants, future residents and generation and management of all lease documentation within their portfolio. This position also manages an assistant.

[Job Description & Details]

This position is responsible for all communication with property owner clients within their assigned portfolio, conducting onsite rental consultations, helping clients onboard effectively, preparing online listings, oversight of tenant screening process, and assisting with marketing collateral collection. In a nutshell, lots of customer service! The successful candidate will be organized, assertive, likeable and a good problem solver. The Leasing Agent will take ownership of their work, stay organized, manage as if they are the property owner, and treat everyone with honesty, respect, and kindness. The successful candidate must be conditioned to interact with many different rental property owners and residents at any given time. In addition, the Leasing Agent must have the appropriate drive and personality to thrive at a fast-growing start-up.

[Detailed Responsibilities & Requirements]

  • This is a full time position and hours are Monday-Friday, 8.30am-5pm. This is an in-office role.
  • *Active Texas Real Estate License required*
  • The right candidate will have the ability to manage multiple projects simultaneously and be a great communicator. They will also have a special knack for the sales process and being both warm and inviting while also being able to accurately sell our services. They will also have the ability to manage a small team and they understand how to mentor/coach others in their role.
  • Customer service attitude and posture is paramount to success in this role.
  • Conduct onsite rental consultations with new clients that are considering our services
  • Work and communicate with property owners regarding the leasing/re-leasing of their property so they are well informed of progress throughout the leasing process
  • Perform leasing onboarding phone calls with new clients that have joined our program
  • Develop marketing strategies, materials and programs to obtain top qualified tenants
  • Assist with communication of progress and completion of all make-ready projects to homeowners, as needed
  • Oversight of touring properties with prospective tenants, in person and remotely
  • Oversight of marketing collateral collection, photos/video and prepare home for the leasing process; company car is provided for travel to properties
  • Draft all marketing materials
  • Oversee screening process relating to assigned portfolio
  • Effectively manage the transition from approved application to signed lease
  • Create lease documents and review leases created by other team members
  • Develop and maintain customer service relationships with prospective residents, vendors, and other outside agents
  • Negotiate lease terms
  • Ensure lease rates are competitive for all re-leased properties
  • Monitor market activity and anticipate trends
  • Maintain low vacancy periods by monitoring “notice-to-vacates”
  • Manage defined performance metrics
  • Assist with training/development of new leasing team members, as needed
  • Maintain strong, long-term client relationships
  • Perform administrative projects as requested from time to time; these will be ad-hoc in nature
  • Direct management of an assistant and effectively coach, develop and mentor their growth and training
  • Additional responsibilities as needed or directed
