Roles and Responsibilities

Reporting directly to the Community Manager and working closely with a skilled team, the Leasing Consultant is the property's sales representative whose primary duties are to greet guests, to professionally present the features and benefits of their assigned community and properly secure lease agreements from qualified persons in accordance with the company policy and procedure. The Leasing Consultant provides high quality resident service and strives to make prospects and current residents feel welcome and comfortable in their community. Mack Property Management seeks confident, resourceful and self-initiating team players with the ability to thrive in a fast paced, multi-pronged work environment where each individual contributor is expected to drive projects forward while also working collaboratively to achieve shared goals. He/she will be expected to manage projects independently or through a team, make important decisions about operational approaches while also leveraging the strengths of the broader team to deliver the high-quality, high-impact work that will lead to the success of our reputation.

Specific duties and responsibilities include:

  • Correctly completes all lease applications, assists with application verification, and notifies prospective residents of results. Prepares miscellaneous resident communication as needed.
  • Responsible for touring potential residents through community amenities and available units
  • Maintain a closing ratio in line with company standards. 30-40% based on company standards
  • Completes Guest Card information form on all guests and performs follow-ups in accordance with company guidelines/policies.
  • Physically inspects property when on grounds, picks up litter and reports any service needs to maintenance staff.
  • Responsible for all steps between application process and move in including overseeing document signing, utility set ups, collecting renter's insurance documents, collect pre-move in payment, assuring new home meets move in standards, assuring all keys, fobs, remotes are programmed and working properly prior to move in, walk community and new home with residents during the move in appointment and complete move in inventory condition form with new resident.
  • Inspects new move-in apartments three days prior to move-in date.
  • Inventories office supplies on periodic basis. Reports needs to Community Manager.
  • Organizes and files appropriate reports, leases, and paperwork.
  • Responsible for proper maintenance of all resident and property files.
  • Attends company meetings when requested.
  • Assist with planning and implementation of resident events and other resident retention efforts.
  • Responsible for accurately completing weekly market surveys.
  • Continually research market conditions that would impact sales and/or occupancy at the community.
  • Assists Community Manager and Assistant Community Manager in preparation of daily and weekly reports, resident communications, move-in and move-out inventory condition forms, market surveys, etc.
  • Uses company timekeeping software to document time and attendance, approving timecard for each pay cycle.
  • Performs other duties as assigned.

Compensation, Benefits and Requirements

Hourly for this position is highly competitive and commensurate with experience. The compensation structure includes an hourly base, paid bi-weekly. This is a full-time, NON-EXEMPT position requiring 40 hours per work week. (30.45 per an hour + Commissions) MPM offers a well-rounded benefits package, including health, disability, life, and 401k retirement.
