Land Analyst Summary:

Provide assistance and coordination to maintain and track land opportunities, provide financial analysis, prepare feasibility books, interface with escrow and title companies, brokers, attorneys and various consultants.  Coordinates and manages all aspects of obtaining discretionary entitlements for new residential, processing of any environmental permits, and the processing of DRE Public Reports.  Responsible for coordinating with all agencies, internal departments and outside consultants to achieve desired development goals.


Responsibilities

  • Responsible for obtaining bids and selecting and retaining consultants who are integral to due diligence efforts. After selecting and retaining surveyor to provide American Land Title Association Survey, analyze results and coordinate with legal to strategize and prepare appropriate responses in light of same.
  • Retain market consultants. Responsible for determining whether, when, and which marketing consultants to engage.
  • Monitor and assess output from marketing consultants, including quality of work product; manage marketing consultants’ schedules and reports and act as liaison between marketing consultants and company to assure consultant work aligns with business needs.
  • Coordinate all aspects of obtaining discretionary entitlements from cities & counties, including but not limited to general plan amendments, zone changes and Preliminary Plats.
  • Responsible for preparing and executing upon stringent community entitlement schedules to meet contractual closing dates and business plan.
  • Responsible for coordinating and implementing input from division executives regarding site design & engineering and preliminary architecture design/product mix in order to entitle the most cost-effective community & design that will meet the particular market needs of that community location.
  • Coordinate DRE processing and CC&R’s.  Set up HOA’s and may act as a liaison and board member with authority to act in representative capacity for the company as needed.
  • Responsible for preparation, coordination and assembly of Corporate Investment Committee package (a.k.a.: “green folder”) for review, consideration, and approval by Corporate Investment Committee.
  • Manage and coordinate with project consultants, including architects, engineers, landscape architects, soils and environmental engineers, and other consultants in preparation of required development applications and approvals, with significant authority to evaluate quality of work performed by consultant, retain or terminate consultants, and affect contractual relationship with same.
  • Responsible for the creation and management of project consultant and impact fee budgets, including responsibility to assure that consultant budget is met.
  • Negotiate contracts for services to be performed by outside consultants such as architecture, civil engineering, landscape architecture, soils engineering, biologist, utility planners, etc.
  • Coordinate and manage the work performed by consultants to assure necessary approvals and adherence to community schedules.
  • Liaison between Lennar, consultants and private, public and quasi-public agencies for any areas that need resolution/troubleshooting and to exchange valuable information.
  • Interact with the project management team to illicit their early input on community design during the entitlement process and to support their efforts with agency officials when political issues arise on site plans, plats, and permits.
  • Assist in the preparation of financial proformas, cash flow statements and financial modeling in the valuation of land.
  • Coordinate and communicate with legal counsel, architects, brokers and consultants in the acquisition efforts based on assessment of needs of each party regarding same.
  • Provide support in reviewing and preparing initial community entitlement and construction schedules, budgets, cash flow projections, title reports, conditions of approvals, exaction’s and objectives based on assessment of company needs relative to the specific project.
  • Assist in the preparation of acquisition status and market statistics reports at quarterly operation meetings.
  • Prepare collateral material (aerial photos, maps, exhibits, cover etc.).
  • Assist with market research (Strategic Marketing).
  • Perform all other duties as assigned.

Qualifications

  • Minimum two (2) years of experience in land acquisition, marketing and/or administrative positions with residential or land development firms or consulting firms serving real estate industry clients
  • Bachelor’s degree or higher education required. Preferred emphasis in economics, finance, marketing, business, real estate or a related real estate field
  • Must have a valid driver’s license
  • Ability to communicate effectively and concisely, both verbally and in writing
  • Must have initiative and be able to achieve objectives with minimal supervision
  • Must be detail oriented and a problem solver able to deal with complex situations
  • Experience/understanding of real estate transactions
  • Basic knowledge in the preparation of financial proformas
  • Excellent PC skills, including advanced use of Excel spreadsheets
  • Interact well with co-workers
  • Understand and follow work rules and procedures
  • Accept constructive feedback

 

Physical Requirements:

This is primarily a sedentary office position which requires the ability to occasionally bend, stoop, reach, lift, move and carry office materials and supplies weighing 25 pounds or less.  Finger dexterity is required to operate a computer keyboard and calculator.  May be required to operate a motor vehicle.

The *median base compensation for this position is estimated to be $93,495/annual, subject to adjustment based on business-related factors including employee qualifications, geographic location, and operational considerations.  Note: *The median amount may be greater or less than the average salary.
