Job description

Summary: The purpose of this position is to conduct housing quality inspections on privately owned rental dwellings for clients receiving rental assistance under the Assisted Housing Program. The requirements listed below are representative of the knowledge, skill and/ or ability of the employee. To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.

1. Inspector makes schedules, sets appointments, and conducts inspections of units to ensure compliance with federal, state, local laws and housing requirements under Housing Quality Standards. Housing quality inspector performs initial inspections as well as annual re-inspections and inspections as needed.

2. Conduct unit inspections ensuring compliance with building standards (determined by the agency) and local building codes as it pertains to HQS. Be able to identify deficiencies according to inspection booklet and provide a list of unit deficiencies to both landlord and tenant.

3. Records all findings and deficiencies referencing both the agencies and HUD inspection requirements. If all requirements are not met, inspector sends written notification to the landlord with re-inspection date and time (copy to the tenant). Provide information and technical assistance to landlords, clients and staff members as it pertains to the inspection process.

4. Perform re-inspection of units to determine if work was performed to bring the unit back to HQS standards. Determine if unit meets the final inspection and process the inspection paperwork either using a table or inspection forms.

5. Coordinates appointment schedules with geographic areas, identifies the location of appointments on maps. Can read and interpret maps to determine the location of set appointments.

6. Performs rent reasonableness studies, compiles, and maintains rent comparable for the geographical area served by the HQS Inspector.

7. HQS Inspector maintains maintenance and upkeep on agency vehicles.

8. Any other reasonable related duties as assigned.

Nature and Scope:

ED/EXP: Associate’s degree and 1 or more years of related work experience or related experience or equivalent combination of education/training and experience, which in the sole-discretion of the Executive Director, provides the required knowledge, skills and abilities may be considered. Applicant must have working knowledge of computers & office programs (Word, Excel etc.) and possess customer service skills. Applicant may be required to utilize an agency vehicle, must possess a current in state driver’s license in good standing with a good driving record. However, an applicant with a valid out of state driver’s license is a current military dependent or resides outside the state (Ms.) will not be required to have an in-state driver’s license. Applicant must maintain their current out of state driver’s license in good standing. Applicant must possess computer skills including working knowledge of Microsoft Office (Word, Excel & PowerPoint). Applicant must be able to drive both short and long distances either as a driver or passenger. Total hours worked during a week is 40-hours; however, hours worked during a week may not be confined to business hours and may shift depending upon demand such as group meetings etc.

W/C: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential duties of the job. Employee must be physically capable of accessing all areas of a dwelling, including climbing stairs and entering crawl spaces. Structures may be multi-stored and/or handicapped inaccessible. Employee must regularly lift and /or move up to 10 pounds, and occasionally lift and /or move up to 25 pounds. Employee may be exposed to unfavorable conditions during the inspection process. They must also have the ability to focus during inspection process and read materials. Production is required to meet deadlines.

Pay: $18.50 - $21.00 per hour
