SUMMARY:
Responsible for maintaining the machinery, equipment, buildings and grounds, as well as managing and directing the maintenance staff and overseeing the availability of spare parts and supplies to support the safe and efficient operation of the plant. Monitors and manages the facilities and maintenance budget and negotiates with outside vendors for supplies, repairs and other measures. Plans and executes 6S, along with Preventive and Corrective Maintenance activities and supports continuous improvement activities in the plant. Works with Plant Safety to ensure a safe working environment is maintained.
DUTIES AND RESPONSIBILITIES:
- Maintains property including but not limited to offices, production areas, public areas, and equipment through development and implementation of preventive maintenance program; ensures all maintenance and repairs are completed in a timely, cost-effective manner and according to all specifications.
- Manages organizations physical operations including but not limited to production equipment, heating, ventilation and air conditioning, plumbing, water treatment, and electric systems.
- Interfaces with appropriate staff/managers to receive information regarding maintenance needs; ensures timely response to requests.
- Interfaces with appropriate staff/managers, engineers, and outside contractors to review and/or develop renovation and new construction plans; coordinates communication with and work of outside contractors.
- Monitors and maintains proper inventory levels; authorizes purchase orders for supplies and equipment.
- Ensures all fire and safety inspections are completed and any discrepancies corrected; ensures property is in compliance with all safety and sanitation policies, procedures, and regulations.
- Coordinates with alarm company, manages annual contract
- Manages outside contractors including pest control
- Coordinates forklift repairs with outside contractors
- Obtains all appropriate certificates of insurance for outside contracts
- Supervises and assists staff in maintenance and repair of production and all other equipment, buildings, and property as needed.
- Possesses and maintains thorough knowledge of city and state building codes, OSHA requirements, and ADA laws; implements OSHA and ADA guidelines and programs.
- Possesses and maintains thorough knowledge of ventilation/air conditioning, heating, refrigeration, electrical, plumbing, carpentry, painting, and other generally accepted maintenance skills.
• Develops, implements, and monitors department budget; manages expenses within approved budget constraints.
- Prepares accurate and timely reports as required.
- Hires, trains, supervises, motivates, and develops maintenance staff; manages schedules and workflow.
- Assigns duties and monitors quality of work; assures staff conforms to organizational policies and procedures and safety regulations.
• Provides day-to-day guidance and oversight of subordinates; actively works to promote and recognize performance.
• Keeps up to date on overall activities of the team, identifying problem areas and taking corrective actions.
- Performs other related duties as assigned by management.
SUPERVISORY RESPONSIBILITIES:
• Directly supervises 5-8 employees within the maintenance department.
- Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws.
• Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems
QUALIFICATIONS:
• 5-7 years maintenance mechanic experience. 3-5 Years Facilities management experience
• Knowledge of ventilation/air conditioning, heating, refrigeration, electrical,
plumbing, carpentry, painting, and other generally accepted maintenance skills.
• Knowledge of city and state building codes, OSHA requirements, and ADA laws.
• Demonstrated proficiency in supervising and motivating subordinates
• Commitment to excellence and high standards
• Basic competence in subordinates' duties and tasks
• Strong organizational, problem-solving, and analytical skills
• Ability to manage priorities and workflow and people
• Versatility, flexibility, and a willingness to work within constantly changing
priorities with enthusiasm
• Proficient on Microsoft office suite, FIXITT maintenance software
• Proven ability to handle multiple projects and meet deadlines
• Strong interpersonal skills.

• Good judgement with the ability to make timely and sound decisions

• Bilingual skills a plus.
• Ability to understand any and all safety requirements and cautions
