Summary
Under minimal supervision, coordinates or performs various maintenance activities and smaller scale capital improvement projects necessary to proactively and effectively maintain the facility and associated equipment. This includes aesthetic and functional maintenance of the property, maintenance and improvement of fixed manufacturing equipment, and maintenance of mobile equipment. Develops and maintains positive customer/vendor relationships. Participates in the development and management of maintenance related and project specific budgets, plans, and schedules.
Essential Functions

• Plans, prioritizes, and carries out multiple long-term and short-term facility maintenance activities and capital improvement projects.
• Maintains familiarity with the key operating systems of each of the various properties (ie: fire suppression systems, major utilities, security systems, roofing systems, storm drains, landscaping, irrigation sprinklers, etc.)
• Builds and maintains effective and courteous relationships with tenants, contractors and external partners to achieve defined project objectives.
• Performs timely preventive maintenance on production equipment.
• Troubleshoots production issues and performs repairs to running production equipment.
• Performs timely changeovers of production equipment.
• Recommends, implements, and monitors maintenance programs and procedures.
• Investigates and analyzes causes of equipment failure and takes the necessary corrective action.
• Utilizes test equipment and hand tools (both manual & powered) to perform machine adjustments and repairs.
• Completes required paperwork to document preventive maintenance, downtime, equipment logs and labor hour reporting.
• Participates in the assembly of new machinery for effective and timely implementation and qualification.
• Coordinates maintenance and repair of mobile equipment including front end loaders and articulated lifts.
• Coordinates maintenance and repair of manufacturing equipment, such as hammer mill, conveyance equipment, bag house, magnetic separator, and storage silos.
• Identifies, procures, and replaces or repairs defective parts.
• Maintains a clean and safe environment.
• Observes and routinely practices recycling guidelines.
• Investigates and evaluates new sources for parts supplies and maintains spare parts inventory.
• Participates in the delivery and pickup of product and materials.
• Participates with all outside vendors and contract labor with repairs.
• Maintains satisfactory attendance, to include timeliness.
• Responsible for understanding and complying with applicable quality, environmental and safety regulatory consideration.

Qualifications

Minimum Qualifications
• High School Diploma or State-issued equivalency certificate plus 2 years of experience planning and executing maintenance activities and maintenance projects reflecting increasing levels of responsibility.
• Required to work on-call.
• Required to lift and carry up to 50 pounds.
• Candidates for this position must have a valid driver's license and a safe driving record. Required to obtain a California driver's license or appropriate state driver's license within 30 days of hire.
• Skilled in reading, comprehending, interpreting and executing simple instructions, short correspondence and memos.
• Skilled in writing simple correspondence.
• Skilled in adding, subtracting, multiplying and dividing using whole numbers.
Preferred Qualifications
• High School Diploma or State-issued equivalency certificate plus 4 years of experience planning and executing maintenance activities and maintenance projects reflecting increasing levels of responsibility.
• Experience with defining problems, collecting data, establishing facts, and drawing valid conclusions.
• Mechanical aptitude, sees a situation and understands how best to address it.
• Experience with organizing and prioritizing work in order to meet deadlines.
• Experience with reading and interpreting plans, specifications, and blueprints; understanding and explaining applicable codes as necessary.
• Experience with operating a variety of hand tools, power tools, and motorized machinery necessary to perform maintenance repairs (ie: drills, saws, welders, grinders, forklifts, boom lifts, etc).
• Experience with identifying and correcting safety hazards; lifting and carrying objects safely; using good judgment.
• Experience with effectively presenting written and verbal information to management.

While performing the duties of this job, the employee will be occasionally exposed to outside weather conditions, fumes or airborne particles, and toxic caustic chemicals. The employee is frequently exposed to moving parts. The noise level in the work environment is usually moderate to loud.
Compensation
- Hiring Hourly Rate: $23.55 - $27.69.
- Actual compensation amount paid may be lower or higher to be determined by factors other than race and gender such as the education, experience, knowledge, skills and abilities of the applicant, internal equity, and alignment with market data.
