Position Summary
The Facilities Maintenance Manager is responsible for the maintenance of Northrim Bank and Residential Mortgage, LLC (RML) facilities and equipment. The position plans, budgets and schedules facility modifications, including repairs and estimates on equipment, fixtures, furnishings, and structures at all buildings and grounds. In addition, this position manages minor and major capital projects, independently manages vendor relationships, supervises the Facilities Specialist, and supports various projects to ensure a suitable working environment for employees while increasing efficiencies and productivity, and reducing operating costs.

Essential Duties and Responsibilities
- Responsible for maintaining and improving facilities to meet and maintain Northrim Bank's exceptional standards.
- Develop, implement and maintain facilities maintenance program for Northrim Bank and RML properties to include annual branch visits, facility assessments and preventive maintenance and repairs.
- Coordinate and schedule maintenance, custodial services and vendor activities within appropriate timeframes while ensuring work is completed on budget and in a timely and efficient manner.
- Responsible for buildings quality control. Inspects facilities and work areas to eliminate deficiencies and improve facilities.
- Continually re-evaluate maintenance and department procedures and create new guidelines based on enhanced efficiency, process improvement, workflow analysis, and service standards.
- Manage contracted maintenance, repairs, and construction.
- Manage, review and compare vendor contracts to ensure cost-effectiveness and that bank needs are met. Manage vendor relationships which may include supplies, equipment, and maintenance.
- Supervise and direct daily workflow of the Facilities Specialist.
- Prepare annual budget for building maintenance, repairs, and capital improvements. Monitor budget and substantiate variances in monthly expenditures.
- Review and approve invoices related to Facilities, projects, and purchasing.
- Manages the department computerized maintenance management system, Building Engines, maintaining and tracking building inspections, preventative maintenance, and repairs.
- Respond to emergencies or urgent issues which could require responses outside of regular business hours.
- Train staff on appropriate laws, regulations, policies and procedures in an effective manner.
- Serve as Facilities representative on the safety committee. Ensure compliance with safety, health and loss control policies and procedures.
- Manage, review and approve department certifications.
- Perform other duties as assigned.
Supervisory Responsibilities
- Carry out supervisory responsibilities in accordance with the company policies and applicable laws. Responsibilities include scheduling hours, interviewing and training employees; planning, assigning, and directing work; conduct performance evaluation; working with HR to address work related issues.
Qualifications
Education
- High School Diploma or equivalent.
Experience
- Five years of facilities or property management experience required to include:
- Three years of supervision or management experience.
- Experience with facility management within a financial institution and/or project management preferred.
- Three years of supervision or management experience.
Licenses & Certifications
- Must have a valid driver's license and clean driving record.
Knowledge & Communication Skills
- Must be familiar with the geographic characteristics of Alaska to include unique snow loads, power interruptions, frozen pipes, etc.
- Understanding of facilities management concepts.
- Strong oral and written communication skills required. Communicate effectively with staff members, internal customers, vendors, and management.
- Understanding and knowledge of American with Disabilities Act preferred.
- Working knowledge of building mechanical systems preferred.
Analytical & Decision Making Skills
- Strong analytical skills required to resolve problems especially during the management of projects. Ability to read and analyze contracts, bids, proposals, etc.
- Must be detail-oriented, accurate and follow-through on projects.
- Ability to independently solve problems in accordance with business objectives. Make sound recommendations to management.
- Manage time effectively and set objectives and priorities accordingly. Must be organized, able to work independently and manage numerous projects and deadlines.
Computer/Software/Other Equipment Skills
- Intermediate knowledge of MS Office Suite, including Word, Excel, PowerPoint, and Outlook. Ability to operate standard office equipment such as PC, printer, fax/copier, and telephone.
