EXECUTIVE DIRECTOR 3603 DEVELOPERS LLC
Job Title: Executive Director
Supervisor: CEO
FLSA Status: Exempt Full-time (40 hours per week)
Annual Salary: Starting at $75,000/yr

Position Objective:
3603 LLC is an affordable housing corporation, which is a subsidiary of LADD, Inc. and specializes in housing for adults with developmental disabilities. 3603 Developers is seeking an individual to fill the position of Executive Director. Primary job responsibilities will be to oversee all aspects of the housing corporation. The Executive Director must be able to identify properties, evaluate property for redevelopment and make recommendations for disposition, coordinate, implement and manage all activities related to the acquisition and redevelopment of single family residential properties and the general physical improvement of selected neighborhoods. This position will be responsible with coordination with the finance department to ensure funds are properly spent and assets are properly managed. This position will report to the CEO of LADD Inc.
Summary:
The Executive Director will join a nonprofit organization to provide housing opportunities to adults with disabilities, including seniors.
The position is responsible for developing and implementing development activities from start to
finish—from project concept to completion.
The ideal candidate has an enthusiasm for the multi-year process that our work requires plus the ability
to be both tenacious and self-sustaining through technical detail, consultant coordination,
communication and time management that successful project management requires.
On a daily basis, the individual works closely with architects, engineers, general contractors, private lenders, and public agency staff at the federal, state, county, and city levels. The ideal candidate also has a deep understanding of HUD rules and supports the development initiatives of local communities.
Strong communication skills are in service to the challenge: conveying and delivering the technical
aspects of a project, advancing the priorities and purposes to support the organizational capacity of
community organizations addressing the displacement, disenfranchisement, and housing needs of low
income households.
Essential Functions:
  • Evaluates distressed properties for acquisition and rehabilitation and make recommendations for redevelopment strategies based on the availability of tax delinquencies, mortgage foreclosures, state lands, and donated properties.
  • Reviews the feasibility of potential development opportunities; conceptualizes a development program in concert with organizational mission and goals and makes recommendations to the CEO and Board of Directors.
  • Coordinates the acquisition of distressed properties and maintains property files and documentation and maintains property records.
  • Administers property resale activities to qualified partners, including the preparation of sales agreements, closing documents, and scheduling closings.
  • Coordinates property renovation activities with contractors and sub-contractors for property stabilization and security prepares property bid specifications for Plans and implements review of all financial and physical due diligence needed to safeguard the organization’s investments in real estate.
  • Reviews plans, and architectural documents and obtains planning approval and all construction permits and approvals in conjunction with development team partners.
  • Represents the organization to stakeholders and the general public. Strategizes and plans outreach to garner community support for projects. Manages the organization’s external communication and events to promote the work of the 3603 LLC, create public awareness and engage with the community.
  • Prepares and monitors project budgets and cash flow projections; Establishes and monitors time and cost schedules.
  • Researches sources of funding and maintains familiarity with threshold and screening criteria of key sources; Prepares and submits funding applications in order to secure funding to support predevelopment, construction, and permanent phases for development.
  • Monitors and, as necessary, prepares project financial accounting, contract payments, lender, and funder reporting requirements in a timely manner.
  • Prepares and presents progress reports to COO, CEO, 3603 LLC Board of Directors, board committees, and others as requested.
  • Other tasks as assigned related to real estate development, policy development, organizational budgets, planning, and administration.
  • Attends and participates in community and government organization meetings as needed.
  • Participates in the formation of partnerships among residents, businesses, and other stakeholders within a given neighborhood in order to maximize the sharing of community resources and facilitate neighborhood development.
  • Provides budget oversight to ensure accuracy and timely implementation.
  • Once developed, oversees the physical upkeep of all properties in the portfolio of 3603 Developers.
Knowledge, Abilities, and Skills:
  • Strong analytical abilities, computation, negotiation, and problem-solving skills.
  • Ability to make public presentations and to work successfully with community groups, government and private lenders, and residents.
  • Prior experience working with emerging nonprofit organizations interested in real estate development, as well as the ability to work effectively with communities addressing housing, vacancy, and anti-displacement issues.
  • Knowledge of budgets and finance and cost management.
  • An understanding of housing development, real estate transactions, and the legal aspects associated with property acquisition, resale, and redevelopment.
  • Excellent organizational, written, and verbal communication skills; ability to work with diverse populations, and funding sources, and ability to accommodate different work styles among colleagues.
  • Familiarity with the Cincinnati region, its neighborhoods, housing stock, building codes, and various departments at the city and county levels.
  • Basic knowledge of building construction. Ability to track and manage construction projects, subcontractors, and project development participants.
  • Ability to create organizational structure, standard operating procedures, and brand development for the newly formed non-profit, 3603 LLC.
  • Leadership and team building skills.
  • Experience working with computers including word processing and spreadsheet software (Microsoft Word and Excel), and ability to maintain program budgets and financial information.
Desired Qualifications:
Community planning and contract management experience; knowledge of, or experience with, issues confronting adults with disabilities and their families. Familiarity with the community, neighborhoods, building codes, and city departments. Interest in community engagement, homelessness, and housing policy are benefits to the candidate’s application for employment.
Education & Experience:
BA degree required in urban planning, public administration, accounting, business, real estate, or related field and a minimum of four years of project management experience with a real estate development firm or related business.

Work Environment:
  • Work schedule will normally be Monday through Friday and may include weekends and/or evenings
  • Job will include being in an office environment as well as remote sites; may require travel to other locations
