Job description

Director of Real Estate will support and execute, under the guidance of a VP of Real Estate, the analysis, selection, negotiation, and development processes associated with the Jackson Companies new store and surplus programs.

What will I do as the Director of Real Estate?

  • Direct real estate development projects through planning, site selection, negotiating and development, assessing and managing risk factors through project life.
  • Assist and at times lead Strategic planning and implementation.
  • Manage and support research and market analysis, strategic market planning, site selection, LOI and document negotiation, project approvals and development processes utilizing personal effort and leveraging internal resources, consultants, brokers, third party partners and other market resources as necessary.
  • Identify, inspect, track and evaluate potential sites, existing stores and competitors within various trade areas.
  • Evaluation of pertinent data related to trade areas and sites, i.e. site attributes, demographics, competition and growth trends.
  • Lead, plan and participate in site visits for real estate site selection and review.
  • Evaluate store site locations for availability, property value, access, zoning, development obstacles, timing, etc.
  • Negotiate business points for sites approved by the company as new store deals, lease renewals, store expansions, modifications, and development/disposition of surplus properties.
  • Develop and evaluate negotiated deal terms, store revenue projections and store development investment and operating costs in partnership with internal finance professionals for the completion of financial forecasts/proformas related to specific transactions.
  • Review Real Estate P&Ls.
  • Oversee collection, assembly and accuracy of information required for new store site presentations to the Real Estate Committee.
  • Negotiate and at times prepare legal documents required to entitle, purchase, lease or ground lease properties.
  • Coordinate with company internal and outsourced counsel regarding legal documents.
  • Facilitate communication between transaction management, landlords, construction, legal and architecture internal and/or external partners to complete projects on time and on budget.
  • Present to the Real Estate Committee recommended new sites, relocations, lease extensions, leases renewals, landlord dispute resolution and other matters.
  • Maintain excellent working relationships with internal Store Development Team, real estate brokers, owners, landlords, attorneys, architects, and real estate representatives of other retail tenants.
  • Represent Jacksons to government officials, municipal authorities, neighborhood groups, and other interested parties relative to the establishment and operation of Jackson Companies.
  • Participate in the development and implementing of the Strategic Plans, Goals and Objectives of Jackson Companies.
  • Perform other duties as assigned.

You'll be a great fit if you have:

  • A Bachelor's Degree in Finance, Real Estate or General Business, or equivalent experience.
  • 10+ years required in overseeing store development. Experience should include end to end purchase/acquisition, ground lease and existing building lease transactions as well strong understanding of entitlement processes.
  • Strong/significant contract negotiation experience.
  • A history of being a proactive self-starter with an owner/investor/developer attitude.
  • Excellent organizational, analytical, written, and oral communication skills required.
  • The ability to Lead a collaborative process across the Jackson Companies organization with internal and external stakeholders
  • An understanding of the workings of the commercial real estate community.
  • Strong understanding of construction and property management.
  • An ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals as well as municipal codes and regulations.
  • Experience writing routine reports and correspondence.
  • The ability to calculate figures and amounts such as discounts, interest, and volume.
  • Advanced computer skills including Excel, Word, PowerPoint and Outlook.
  • Demonstrated ability to deal with problems involving several variables in situations. Creative thinking and problem solving a must.
  • A history of dealing tactfully and being effective with property owners, brokers, landlords, attorneys, architects, local government officials, vendors, and all Jackson employees.
  • The ability to travel up to 40% of the time.
