Job Functions
- Work with engineering and appropriate personnel to define a construction scope of work
- Predict resources needed to complete project
- Work with engineering to draft and submit budget based on scope of work and resource requirements.
- Manage costs in order to meet budget
- When applicable, compile and review a bid tabulation for major project components with all relevant stakeholders
- Maintain a project buy out status schedule of values including an up-to-date estimate to complete
- Compile and maintain a tracking report for relevant long lead items capable of significantly impacting schedule
- Ensure all site reporting is properly completed and submitted in a timely manner
- Work with site supervision to ensure timely inspection of equipment and materials for condition, specification compliance and quantity
- Direct field crew activities for optimum adherence to schedule, quality and compliance with contract documents and engineered drawings
- Generate and manage construction schedule and activities
- Manage to schedule milestones
- Issue progress updates as needed regarding costs and timelines
- Ensure work is done in compliance with all relevant building and safety codes in a manner consistent with drawings and specifications
- Ensure job site safety expectations are followed and properly documented
- Coordinate with equipment and material suppliers to ensure timely arrival to the job site
- Coordinate efforts across entire project between general contractor/construction manager, designers, owners and engineers
- Work with local and state agencies to obtain permits as required
- Manage RFI routing and completion processes
- Manage change order routing and completion processes
- Work with engineering and site personnel GC/CM to generate and closeout punch list items
- Work with safety and engineering to ensure all PSM requirements are met per project scope deliverables
- Ensure all lien releases are completed and submitted in a timely manner
- Work with engineering to generate as built drawings as required by the project contract documents
- As required by the project contract documents, work with field personnel and engineering to compile and present to the customer a complete and organized Project Manual and Warrantee Binder
Qualifications
- Bachelor's degree preferred
- 5-7 years of experience in project management within construction preferred
- Comfortable reading and understanding blueprints
- Proficient in Microsoft Office, Project, and general computer software
- Demonstrated knowledge of construction, engineering, and architecture principles
- Ability to budget, schedule, negotiate, and control costs
- High degree of familiarity with contract and subcontract documents, terms, and conditions
- Strong leadership and management skills
