Munters is looking for an experienced Construction Project Manager for a minimum of 2 years for a current project.
The Role:
The Construction Project Manager is responsible for managing and coordinating all aspects of the construction activities. This includes the maintenance of budget and schedule, and the management and administration of all contractual requirements, agreements with partners, purchase orders, meeting minutes and shop drawing logs. This individual also manages risk, insurances, general work performance and quality, and overall team progress against the project plan through consistent communication and collaboration with the project team members.
Responsibilities
- Provide construction oversight using an approach determined with the Project Manager.
- Responsible for construction contract management and coordination with architectural/engineering contract.
- Manage change orders in consultation with general contractor
- Manage project schedule, evaluate changes to ensure projects are constructed on time.
- Review accessibility and universal design features are correctly implemented by GC.
- Visit active jobsites based on frequency agreed upon with GC.
- Comply with safety and building codes as well as legal requirements
- Ensure quality of work and approved specified materials are employed per contract documents and communicate any perceived deficiencies to architect and internal team.
- Manage and document all contract changes and payments to architect, construction manager, contractors and other consultants and costs assignable to a project.
- Coordinate interpretation, cost implications and implementation of engineers' recommendations as accepted by project team
- Assist in resolving design and construction issues that arise in the course of construction.
- Coordinate with the GC for installation of utilities and security systems as needed.
- Coordinate inspections required to qualify for rebates related to local and state energy conservation programs.
- Receive and review operations/owner's manuals and as-builts drawings.
- Review the general contract and contract documents and confirm the budget setup and project milestones
- Create a schedule of values and project logs, plan for project safety and mobilization, including review and validation with team members
- Attend all schedule and management meetings necessary to monitor and manage the project
- Manage all requisitions and payments and maintain best possible cash flow throughout the project, communicating issues proactively
- Deliver all necessary manuals and consolidate project documentation and files
- Manage closeout, transfer of utilities, owner training, and punch list process
- Ensure all warranties, as-builts and training is delivered
- Responsible for construction contract management and coordination with architectural/engineering contract.
Qualifications
- 5+ years of related experience
- Excellent business judgment demonstrated by consistently achieving profitability objectives and strong project close-outs with client and subcontractor relationships in good standing
- Excellent organizational skills and attention to detail evidenced by a strong command of all applicable contract and legal provisions
- Ability to consistently analyze and execute financial trade-offs which frequently involve dealing with incomplete data and ambiguity
- Ability to constantly multi-task and handle competing priorities
- Possess judgment to know when to appropriately escalate issues up the chain of command
- A strong sense of urgency and initiative
- Able to quickly study and react to complex issues
- Excellent problem-solving skills and the ability to confidently and decisively take action
- Team leader with excellent diplomatic and communication skills, able to handle and resolve conflicts effectively in a firm but fair manner
- Ability to explain contractual and technical matters to others in a clear manner
- The ability to manage and embrace change. Respond and adapt to new processes and new ways of looking at old problems
