Director of Accounting
POSITION SUMMARY
The OAK (Owned and Acquired Properties of KOA) Accountant is responsible for maintaining financial records for assigned campgrounds, recording the cost of newly acquired fixed assets (both tangible and intangible), tracking existing fixed assets, recording depreciation, and accounting for the disposition of fixed assets.
SPECIFIC DUTIES
• Maintain financial reports, records, and general ledger accounts in compliance with accounting
policies for assigned company owned properties
• Prepare journal entries, analyses, and bank reconciliations and assist with monthly close processes
• Process physical inventory counts upon receipt of count details from assigned campgrounds
• Assist general managers and field bookkeepers with payments to be made from the home office and
respond to other inquiries
• Record fixed asset acquisitions and dispositions in the fixed asset system and the general ledger.
• Track the compilation of project costs into fixed asset accounts and close out those accounts once
the related projects have been completed.
• Perform a review of project costs/AFEs to determine expense/capitalization classification, including
research of authoritative literature as needed.
• Perform a review of expense accounts as necessary to identify assets requiring capitalization.
• Calculate depreciation for all assets and assist the Controller with adjusting depreciation to the
actual amount at year end.
• Assist fellow OAK Accountants in developing/maintaining a fixed asset manual for both
processes/procedures and for maintaining authoritative literature useful in applying capitalization
policies and determining asset types and depreciable lives.
• Perform monthly balance sheet reconciliations
• Meet processing and reporting deadlines
• Respond to information requests, review profit and loss statements, and assist with audits
• Assist the Director of Accounting and Controller as needed

EXPECTED RESULTS
• Demonstrate an understanding of KOA accounting practices
• Complete all assigned accounting close activities accurately and in a timely manner
• Analyze and review accounting information for reasonableness
• Consistency with policies and accounting standards in reporting of fixed assets and compliance with
tax regulations
• Use best practices for all accounting procedures
• Maintain confidentiality of sensitive information
JOB QUALIFICATIONS
• Bachelor's Degree in accounting or related business discipline preferred
• At least two years' experience in accounting or a related field
• Valid driver's license
• Working knowledge of generally accepted accounting principles
• Highly organized and detail-oriented
• Strong mathematical and analytical skills
• Good problem-solving and time management skills
• Some overtime will be required
PHYSICAL REQUIREMENTS
• Ability to lift and carry up to 25 pounds occasionally (storage records boxes)
• Ability to travel by air and auto
• Must speak and write English fluently
• Ability to answer phone calls, hear issues, & give direction while viewing computer screens
• Requires use of hands for typing, handling paperwork, & other office functions such as copying,
sorting, & filing
• Requires long periods of sitting and/or standing, and computer usage
